We operate the financial and administrative duties of running a service charge; including corresponding with the leaseholders, the serving of all the correct notices and demands in accordance with the property leases and current legislation. Section 20 notices are served if and when applicable, sinking/reserve funds are accounted for separately and at the end of every year a statement/certificate of income and expenditure is produced with the agreed following year’s budget report. This information is then collated and sent to all lessees and your accountant in order for them to complete the company return. We can also help with preparing for and or attending your AGM (additional charges may apply).

A representative from LPandM Ltd visits the site every 6-8 weeks to undertake a visual review of the property and we record these visits by taking photographs. We review Fire Risk Assessments, Asbestos Risk and Health and Safety Risk on a regular basis and also in accordance with current legislation.

We can review the building insurance policy and your directors and officers liability insurance on an annual basis, both of which we would strongly recommend should offer full and comprehensive cover.

Lawton Prior and Mecklenburgh Ltd are regulated by RICS (Royal Institute of Chartered Surveyors) and as such are covered by RICS Clients Money Protection Scheme, therefore all funds are fully protected. We also have Professional Indemnity Insurance (limit of indemnity per claim £1.25 million) which is available for inspection.
